In a significant move towards accommodating the rapidly growing urban population, the Noida Authority has proposed amendments to its building by-laws under the Noida Master Plan-2031. These changes, which are currently open for public feedback, could pave the way for taller buildings and increased vertical growth in Noida, potentially transforming the city's skyline. The proposed amendments focus on increasing the Floor Area Ratio (FAR) across various plot categories, including residential, industrial, mixed land-use, and integrated township projects.


Understanding FAR and Its Impact:

The Floor Area Ratio (FAR) is a crucial determinant in urban planning as it dictates how much built-up space can be developed on a plot of land. In essence, FAR governs both vertical and horizontal expansion on a plot. An increase in FAR means that plot owners and developers can build more floors, thereby accommodating more people or units within the same land area. The proposed amendments are significant as they could allow for higher density development, leading to a more efficient use of space in Noida.


For instance, in new industrial sectors along the Noida-Greater Noida Expressway, such as sectors 145, 156, 157, 158, 159, 162, and 166, the FAR could increase from 2.5 to 3.5. This means that buildings in these sectors could potentially have six floors instead of the current three or four, significantly increasing the built-up area.


Proposed Changes and Public Involvement:

The Noida Authority has opened a 15-day window for public objections and suggestions regarding the proposed amendments. This initiative reflects the Authority's commitment to ensuring that the changes align with the needs and concerns of the city's residents. Lokesh M, CEO of the Noida Authority, has emphasized that the final decision on these amendments will heavily depend on public support. If the majority of the feedback is negative, the Authority is prepared to reconsider the changes.


Implications for Noida's Infrastructure:

While the proposed increase in FAR offers opportunities for more extensive development, it also raises concerns about the impact on Noida's infrastructure. Increasing population density without corresponding upgrades to roads, sewer networks, drainage systems, and other essential services could strain the city's infrastructure. Experts have highlighted the need for comprehensive planning to accommodate the expected rise in vehicular traffic and the demand for additional housing facilities for industrial workers. Failure to address these concerns could lead to significant challenges, including traffic congestion and inadequate urban services.
